As you start to put together your rough renovation plan and gather quotes for the work, like I recommend in the guide, you’ll start thinking about who you should hire to actually do the job.

Not surprisingly, who you choose is critical to getting the job done to the standard you expect. Many a renovation has been ruined by entrusting it to the wrong hands. I love how this quote sums it up:

“The bitterness of poor quality remains long after the sweetness of low price is forgotten."

So, how do you identify the right renovators?

In this email and the next, I’ll include 15 questions you can ask any potential renovation company to ensure you are left with cream of the crop.

Let’s get straight into the first five:

  1. Can you show me your license and provide proof of general liability insurance?
  2. How experienced are you in the specific type of work needed on my home?
  3. Do you carry workers’ compensation insurance?
  4. How many building permits have you obtained in this area in the last few years?
  5. Can you show me a contactable list of past clients?

These questions will help you establish the fundamental credibility and trustworthiness of the renovation company and give you a good idea of its ability to carry out the work.

The next ten help you get more detail on how they would go about your specific project. They will help you determine their level of professionalism and make sure that any quotes you receive factor in all the costs.

So, without further ado:

  1. Would you hire sub-contractors on this project?
  2. What is a realistic timeline for this project and can you document a schedule?
  3. How many projects are you currently working on?
  4. Will you take care of the process of getting all the required building permits?
  5. Who will purchase the materials?
  6. How do we communicate throughout the job?
  7. What happens if you find something unexpected?
  8. What level of clean up will you provide on the job site?
  9. What is the payment schedule?
  10. Do you offer a warranty for your work?

These are all critical questions to ask before signing any contracts. If you neglect any of them, you may be laying yourself open to problems.

Apart from the hassle involved in finding the right contractor, it can be a struggle for many people to actually decide on a renovation plan, even when they know they need renovations done or have been dreaming about them for a long time.

It keeps getting put in the ‘too hard’ basket!

If that sounds like you, then you can have probably found a few ideas from the free home renovation guide that you downloaded recently. But if you just can’t decide on the way to go, here are a few extra pointers that may help make planning simpler...

  • Try getting input from the whole family – after all, the changes will probably affect them all!
  • Also get the input of friends and extended family who have renovated before – maybe they can give a few pointers?
  • Make a list of what’s working and what’s not in the current space you want to renovate.
  • Create a physical file to keep your (and your family’s) design ideas, notes, and images from design magazines all in one place.
  • Separate your short-term NEEDS from your longer-term DESIRES – be clear on the difference and list in order of priority. This will help you separate the MUST HAVES from the NICE TO HAVES and to budget accordingly.
  • Decide what you are able to comfortably spend on the renovation and which of the NICE TO HAVES can wait, if necessary.
